The Connected Building
Today's buildings are expected to be secure, connected, and intelligent. Regal Advance designs the full suite of extra-low voltage systems that make this possible — from the structured cabling backbone to CCTV cameras, access control, nurse call, and building management integration.
Our ELV designs are produced alongside our electrical and HVAC drawings, ensuring seamless coordination of conduits, cable trays, and control rooms — eliminating clashes and reducing installation cost.
Our ELV Capabilities
- Structured cabling (Cat6A/fibre LAN)
- IP CCTV surveillance systems
- Access control & door management
- Public address & intercom systems
- Nurse call & patient assistance systems
- Building management systems (BMS)
- Car park guidance & IPTV
ELV Systems We Design
Every low-voltage system your building needs, designed as an integrated whole.
Structured Cabling
Cat6A copper and OM4 fibre backbone design, telecommunications rooms, patch panels, and cable management compliant with TIA-568 and ISO 11801.
CCTV Surveillance
IP camera layout, NVR/VMS selection, storage sizing, analytics integration, and remote viewing. Designed for full coverage with no blind spots.
Access Control
Card reader, biometric, and mobile credential systems. Door controller design, visitor management integration, and lift access control.
PA & Nurse Call
Public address systems for evacuation and announcements, and nurse call systems for healthcare facilities with staff assignment and escalation logic.
Frequently Asked Questions
What is ELV and what systems does it include?+
ELV stands for Extra-Low Voltage — systems that operate below 50V AC or 120V DC. In buildings, ELV covers structured data cabling (LAN), CCTV surveillance, access control, public address and intercom systems, nurse call systems in healthcare, building management systems (BMS), IPTV, and car park guidance systems. These systems are distinct from normal electrical power but are equally critical to building function.
How do ELV systems integrate with the building management system (BMS)?+
Modern ELV systems connect to a central BMS via open protocols such as BACnet, Modbus, or KNX. This allows CCTV cameras, access control readers, fire alarm inputs, and HVAC equipment to share a common monitoring dashboard. We design ELV systems with BMS integration in mind from the outset, choosing hardware that supports open communication standards.
How scalable are the ELV systems you design?+
We design ELV infrastructure with future growth in mind — spare cable ducts, blank faceplates for additional data outlets, spare switch ports, and CCTV systems sized for more cameras than initially installed. For access control, we design headend systems that can manage additional doors without hardware replacement.
What is the difference between IP and analogue CCTV?+
IP (network) cameras deliver higher resolution, remote access, video analytics, and scalability over standard LAN cabling. Analogue cameras use dedicated coaxial cabling and are typically lower cost upfront but limited in resolution and features. We recommend IP systems for new builds and most commercial projects, and can design hybrid systems where analogue cameras already exist and need to be retained.
What smart building features can be integrated via ELV?+
ELV infrastructure enables a wide range of smart building features: occupancy-based lighting control, energy metering, visitor management, digital signage, meeting room booking systems, parking guidance, and facial recognition access control. We help clients identify which features add genuine value for their building type and budget.
